Bahrain Bay Development (BBD) is a fully Master Planned development with a total property area of 1.45 million sqm, subdivided into 34 plots. Reflecting its prime position in the centre of Manama, the Development features iconic, high quality structures in a unique waterfront location facing – across the water of Bahrain Bay – ‘The Avenues’, the World Trade Centre and the Manama Diplomatic Area.

The Project’s construction phase began in 2007 with the start of reclamation works, followed by Infrastructure (Roads and Utilities) Contracts, the majority of which was completed between 2008 and 2011.

All infrastructures was designed and installed by companies working for the Master Developer, Bahrain Bay Development, so that all plots sold are fully serviced. This major investment included:

• Roads network and lighting

• One220kV and three 66kV substations.

• 11kV distribution cable network.

• Two portable / fire water storage tanks and main pumping stations

• Two wastewater pumping stations

• Irrigation, potable and wastewater networks.

• ICT network

• Wastewater treatment works, delivering treated water for irrigation.

BBD also entered into a $150million Joint Venture with European energy services Dalkia (now Veolia) to provide the entire development with District Cooling. This forward looking investment provides a more sustainable cooling solution compared with fossil fuelled electrical cooling and involved building a state of the art District Cooling plant and a complete distribution network, both of which became operational in Nov 2009.

The 34 development parcels (plots) are for development by Third Party Developers (TPDs). Key anchor projects were the Arcapita headquarters, which became fully operational in 2010, and the Four Seasons Hotel which opened in early 2015.

Other iconic structures on BBD include the Al Baraka Bank Headquarters (opened March 2016) and the United Tower, incorporating the Wyndham Hotel, scheduled to open in December 2016. by Bin Faqeeh

The Water Bay Development, a uniquely designed three tower residential complex by Bin Faqeeh Real Estate Investment is currently under construction, following initiation and design in 2015 with site works commencing in 2016.

Other projects in advanced stages of design in late 2016 include the J.W. Marriott Hotel by Khaleej Capita, the regional headquarters of AXA, and Wafra Tower.

Bahrain Bay’s public realm is also being opened up, with roadside landscaping starting in 2016, and an (interim) exhibition and events area being opened in October 2016
